Section 4(1) of the National Building Regulations and Building Standards Act No. 103 Of 1977, stipulates that no person shall without the prior approval in writing of the local authority in question, erect any building in respect of which plans and specifications are to be drawn and submitted to the Municipality or local authority. What is an Engineer Building Certificate?

An Engineer Building Certificate formal document issued by a civil engineer (structural) confirming that the building structural elements on your building plans or your existing building comply with building law and standards. In South Africa, the building plans or existing buildings shall comply with the National Building Regulations and Building Standards Act No. 103 of 1977, National Building Regulations, Local authority By-laws and relevant South African National Standards (SANS). For example, SANS 10400 – Code of Practice for the Application of the National Building Regulations. Structural elements include foundations, slabs, surface beams, columns, beams, ramps and roof structure.

Once we’ve received your plans and most likely conducted the site inspection, and depending on the type of building (single storey or multi-storey), the certificate is usually issued within one week for single storey buildings and up to two weeks for double storey buildings.
